1. The service
This site provides an instant indicative valuation for residential property in Dubai using publicly available transaction data (Dubai Land Department) combined with Barnes Dubai market intelligence. By using the wizard you agree to these terms.
2. Estimate, not appraisal
The figure produced is a market estimate, not a formal property appraisal. A formal RERA-registered valuation for mortgage, mediation, or court purposes can only be issued by a licensed Dubai Land Department valuer (fees from AED 4,000).
The estimate is provided “as is” and without warranty of accuracy, fitness for any particular purpose, or reliance. Property markets move; the figure reflects conditions as of the most recent data refresh.
3. Your responsibilities
- Provide accurate property details. Garbage in, garbage out: an estimate based on incorrect inputs is itself incorrect.
- Do not use this tool to scrape, reverse-engineer, or redistribute Barnes data. Rate limits apply per IP and per lead.
- Submit only your own contact details, or the details of someone who has authorised you on their behalf.
4. Intellectual property
The site, the algorithm, the design, and all underlying data remain the property of Barnes International Realty and its partners. You may not copy substantial portions for re-publication without written permission.
5. Liability
To the maximum extent permitted by law, Barnes is not liable for any direct, indirect, incidental, or consequential loss arising from reliance on the estimate. If you intend to make a financial decision (sale, purchase, refinance, settlement), engage a Barnes broker or a RERA-registered valuer for tailored advice.
6. Changes to the service
We may update the algorithm, change supported communities, or retire the tool entirely with reasonable notice. We are not obligated to preserve historical estimates beyond the email you receive at the time of use.
7. Governing law
These terms are governed by the laws of the Emirate of Dubai and the applicable federal laws of the United Arab Emirates. Disputes are subject to the non-exclusive jurisdiction of Dubai courts.
