The Atlas opens with the most recent twelve months of Dubai Land Department sale records: some 132,000 transactions, parsed, deduplicated, and sorted by community, building, bedroom band, and view tier. A valuation is the act of finding your home inside that ledger and asking what its closest two hundred neighbours sold for.
We apply four adjustments: floor, view, condition, finishing. Where comparables thin out, the band widens rather than the centre moves. Mid-point lands within seven percent on Atlas-tier reads. The widest band, used when DLD comparables are sparse, is fifteen percent.
The data is public; the discipline is not. What Barnes adds to the bulletins is the patience to read them every month, and the refusal to fabricate a number when they do not answer.
